Is the place ready to be equipped or do you need to have any interior wall sections built? Does an electrician need to install new outlets?
Be ready to pay first months rent and a lease deposit which is usually equivalent to 1 months rent. Some landlords want several months worth of rent as a deposit, some will give you a month or 2 free.. It all depends on the space and the landlord.
